NDL (No Dollar Limit) warranties from Johns Manville are the gold standard in commercial roofing. Here's what they cover, how to qualify, and why GCs and owners should require them.
When a commercial roofing project is complete, the warranty is the owner's primary protection against future costs. Not all warranties are created equal — and the difference between a standard warranty and a 30-Year NDL (No Dollar Limit) warranty from Johns Manville can mean hundreds of thousands of dollars in coverage.
NDL stands for "No Dollar Limit." A standard roofing warranty caps the manufacturer's liability at a fixed dollar amount — often the original material cost — which may be far less than the actual cost of a repair or replacement years later. An NDL warranty removes that cap entirely. If the roof fails due to a covered defect, the manufacturer pays the full cost of repair or replacement, regardless of the dollar amount.
JM's NDL warranties cover manufacturing defects in the roofing membrane and related JM components, as well as workmanship defects from the installing contractor. Coverage includes: membrane repair or replacement, insulation replacement if required, and associated labor costs — all with no dollar cap for the full warranty term.
What it does not cover: damage from acts of God (hail, wind above specified limits), building structural failure, or damage caused by unauthorized modifications to the roof system.
Not every roofing contractor can issue a 30-year NDL warranty. To qualify, the installing contractor must be a Johns Manville Preferred Partner or higher certification tier, the system must use JM-specified components (membrane, insulation, cover board, adhesives, fasteners), a JM field representative must inspect the installation before warranty issuance, and the project must meet JM's design requirements for the specified warranty term.
Pro Roofing KC is a Johns Manville Preferred Partner and can issue NDL warranties up to 30 years on qualifying projects.
For GCs, specifying an NDL warranty protects you from callbacks and liability claims years after project completion. For building owners, it's the difference between a warranty that actually covers a $200,000 roof replacement and one that pays out $40,000 in depreciated material value. On any project with a 20+ year ownership horizon, the premium for a 30-year NDL system is almost always justified by the risk reduction.
